Tenant Finder is a one-off marketing service — we find a tenant and step back. Let Only (£650*) does the same but also handles referencing, contracts, deposit protection, and the initial tenancy setup — you get a complete hand-off. Full Management (12.5%) adds ongoing management and compliance for the whole tenancy. Choose Tenant Finder if you want to manage the tenancy yourself; Let Only or Full Management if you'd prefer to step back completely.
You can upgrade to Let Only or Full Management at any point — many landlords start on Tenant Finder Plus to test the relationship, then move to ongoing management when they acquire a second property or the tenancy comes up for renewal.
That depends on the tier. Tenant Finder doesn't include professional references — most landlords use a paid service like Goodlord, HomeLet, or Reference My Tenant. Let Only and Full Management include references as standard.
It depends on the property type, postcode, and asking rent. South Manchester family lets in M19, M20, and M21 typically let within 2–3 weeks at the right price. HMO rooms in M14 (Fallowfield) and M19 (Withington) often let within days during the academic-year cycle. Executive properties in SK9 (Wilmslow) and WA14 (Altrincham) can take 4–6 weeks because the applicant pool is more selective.
The Tenant Finder fee is payable on instruction, not on tenancy completion. This covers the marketing investment we make from day one — portal listings, To Let board, photography, copywriting. If a tenant is not found within a reasonable marketing period, we'll discuss whether to refresh the marketing approach, adjust the asking rent, or move to a different service tier. We don't take fees and abandon properties.
Yes. Professional photographs are included in both Tenant Finder and Tenant Finder Plus at no additional cost. We typically photograph the property at the marketing stage to ensure listings stand out on Rightmove and Zoopla, where image quality directly affects click-through and viewing-request rates.
Yes, easily. Many of our landlords start on Tenant Finder Plus to test the relationship and move to Let Only or Full Management once the first tenancy is in place — typically when they're ready to acquire a second property or when the first tenancy comes up for renewal. The switch is straightforward and we discount the difference where appropriate.
We can, but HMO and student-let marketing typically performs better on specialist platforms like SpareRoom and Accommodation for Students, which Tenant Finder doesn't include.
