Railton-Meeks didn’t start as a letting agency. It started in 2006 as a vehicle for Tara Meeks to manage her own expanding residential portfolio across South Manchester — a portfolio she had spent the previous decade building, refurbishing, and letting herself. The agency grew, slowly and entirely by referral, as other landlords asked her to apply the same hands-on, asset-first standards to their own properties. Many of those original 2006 clients are still with the business today.

Tara Meeks is the founder and Managing Director of Railton-Meeks Property Management Limited, a Didsbury-based agency she established in 2006 to manage her own residential investment portfolio. With over 20 years’ experience as a landlord, developer, and ARLA-qualified letting professional, Tara leads the agency’s “Compliance & Yield Guardian” strategy across South Manchester and Cheshire.

Tara’s career in property began in the mid-1990s, long before she formalised the agency that bears her name. Having personally navigated the practical realities of buy-to-let acquisition, HMO conversion, refurbishment, tenant vetting, and full-cycle property development, she founded Railton-Meeks as a vehicle to bring that landlord-side perspective to other Manchester investors. The agency has grown organically through referral, with a significant portion of original 2006 clients still on the books today.

As a Member of ARLA Propertymark (MARLA), Tara holds the industry’s recognised qualification for residential lettings and property management, and the agency operates under Propertymark’s Client Money Protection scheme. Sylwia Pagorska is the Property Manager at Railton-Meeks, holding the ARLA Propertymark Associate qualification (AARLA). She is responsible for the day-to-day stewardship of the agency’s managed portfolio across South Manchester — from compliance documentation and statutory inspections to tenant relations and the digital safety records demanded by the 2026 regulatory framework.

Sylwia leads the operational side of property management at Railton-Meeks. Her work covers the full lifecycle of a managed tenancy: pre-let safety certification, gas and electrical compliance scheduling, mid-tenancy inspections, repairs coordination with the in-house maintenance team, deposit management, and the structured documentation now required under the Building Safety Act 2022 and the forthcoming Renters’ Rights Act provisions.

As an Associate of ARLA Propertymark, Sylwia maintains the continuing professional development required to keep landlords compliant with an industry that is changing faster than at any point in its modern history. She is the agency’s lead on Awaab’s Law preparation, ensuring damp and mould reporting protocols meet the 14-day investigation and 3-day reporting deadlines now being written into statute.

Jorge Fernandes brings nearly forty years of customer-service experience to the lettings and client-relations function at Railton-Meeks. He is the agency’s first point of contact for prospective tenants, handling viewings, Right-to-Rent verification, referencing, and the full move-in inventory process across the Manchester portfolio.

Jorge’s role sits at the front line of every tenancy. From the first enquiry through to the moment a new tenant collects keys, he manages the end-to-end let-only process — including marketing-stage property viewings, applicant pre-qualification, full Right-to-Rent documentary checks, comprehensive credit and affordability referencing, holding-deposit handling under the Tenant Fees Act 2019, and HD digital inventory completion.
