Question 1 — Tenancy Structure
Are any of your current tenants on a fixed-term Assured Shorthold Tenancy (AST) that extends beyond the next 12 months?
ASTs are being replaced by Assured Periodic Tenancies under the Renters' Rights Act. Existing fixed-term contracts will need transitioning.
Question 2 — Mandatory Documentation
Do you have an automated system ready to distribute the mandatory 'Government Information Sheet' to all existing tenants?
Failure to provide this document incurs a civil penalty of up to £7,000 per tenancy.
Question 3 — Building Safety
Is your Fire Risk Assessment (FRA) and digital 'Golden Thread' safety data fully updated and digitally accessible?
Required under the Building Safety Act 2022 for HMOs and multi-unit blocks. Non-compliance carries significant enforcement action.
Question 4 — Energy Compliance
Does your property currently hold an EPC rating of Grade C or above ahead of the 2030 mandate?
The government has signalled that all rented properties must achieve a minimum EPC rating of C by 2030. Early action reduces cost and disruption.
Question 5 — Financial Yield
Are you currently charging rent that includes utilities (Bills Included) without a formal Fair Usage cap?
Uncapped bills-included arrangements expose landlords to margin erosion and potential disputes under new transparency requirements.
